An Estimate From a Local Pro
The pro here is a local foundation specialist, and the estimate is the specialist's own, written after seeing the house. A careful visit usually means a walk around the outside, a look at cracks inside and out and, over a crawl space, a check of the posts, piers and framing. Many foundation specialists charge nothing for an estimate; ask about it before the visit. The specialist may also find that what you noticed only needs watching.
A written estimate worth reading closely lists the scope of work, how many piers or supports go in, what type and where, who pulls the building permit (foundation work needs one in North Carolina at any cost), whether an engineer's report is part of the plan, the warranty terms and whether they transfer, and the payment schedule. After Your Request Goes In
- We read what you send and pass it to one local foundation specialist.
- The specialist reaches out, usually by phone or email, to set up any visit.
- At the house, the specialist inspects and explains what it finds.
- Any estimate comes in writing, and what happens next, if anything, is your call.

A few short answers are enough, and "not sure" works for any of them. Tell us the foundation type if you know it, what you have noticed and roughly when it started.
